Why do I need title insurance? Why do I need to have an inspection on a home? What is earnest money? These are three questions I tackle in three new pages on my website www.HazelSun.com. Quite simply all of these relate to peace of mind. Title insurance protects the new buyer against any potential liens or title issues that may exist with a property. Here in Florida, title insurance comes in two parts: owners coverage purchased by the seller to protect the buyer, and lenders coverage purchased by the buyer to protect their lender. If it is a cash deal there is no lenders coverage. The building inspection protects the buyer even in an as-is sale. Even real sellers don't always know about potential problems with their own home. Earnest money deposit gives the seller a comfort level that the buyer will not back out of the contract. If they do, the seller can claim that deposit money as damages.
