Three New Pages Answer Three Questions
August 12th, 2009 11:55 AM

Why do I need title insurance? Why do I need to have an inspection on a home? What is earnest money? These are three questions I tackle in three new pages on my website www.HazelSun.com. Quite simply all of these relate to peace of mind. Title insurance protects the new buyer against any potential liens or title issues that may exist with a property. Here in Florida, title insurance comes in two parts: owners coverage purchased by the seller to protect the buyer, and lenders coverage purchased by the buyer to protect their lender. If it is a cash deal there is no lenders coverage. The building inspection protects the buyer even in an as-is sale. Even real sellers don't always know about potential problems with their own home. Earnest money deposit gives the seller a comfort level that the buyer will not back out of the contract. If they do, the seller can claim that deposit money as damages. Read more about all three of these on my site.

First Time Home Buyer Assistance
August 27th, 2009 12:43 PM

First time home buyers often need more than just a helping hand in the purchase of a home. I can be there for you to help you search all of your available options, and help you by recommending my business partners who work in financing, title agencies, inspections and other areas related to your purchase. One of the big challenges many buyers face is the down payment. This is especially true for first time buyers, because you have not had a home building equity over years of ownership. I have a new webpage with one of the options available to you through a State of Florida Bond Program.

Check it out, and I have added something new to my website. Any time you see the sunset, you can click on it to e-mail me directly.

August 20th, 2009 10:34 AM

Sales activity in the Orlando, Winter Park real estate market has been pretty hot this summer. We have seen back to back 2,000+ sales months in June and July. The median price has also had back to back increases in June and July posting $132,000 and $135,000 compared to $130,000 in April and May. If you have not checked out my website lately, come back often for updates. See if you can find the three new pages I added this week. Check for popular downloads, home values and financial resources. Let's keep the heat up on the real estate market.
